Ask what a bathroom remodel costs in South Florida and you'll hear anything from eight thousand dollars to fifty. Both answers are true. The spread comes down to scope, finish level, and one factor the national cost calculators ignore completely: which county you're standing in.

Homeowners in Miami, Fort Lauderdale, and Boca Raton get quoted different numbers for the same square footage, the same tile, and the same fixtures. Below is where that money actually goes, broken out line by line, based on full gut renovations of a standard hall bath of roughly 40 to 50 square feet.

Why the same bathroom costs different amounts 30 miles apart

Three things drive the gap.

The first is permitting. Miami-Dade, Broward, and Palm Beach each run their own building department with its own fee schedule and its own inspection backlog. A job that clears inspection in Broward in two weeks can sit four weeks in Miami-Dade. Waiting time is paid time.

The second is housing stock. Much of Hollywood and east Fort Lauderdale was built between 1950 and 1970, which means cast iron drain lines and slab construction. Open a wall in one of those houses and there's a real chance you're replacing pipe that wasn't in the estimate. Boca Raton's newer inventory usually skips that problem, but trades a different one: bigger bathrooms and HOA rules that add process.

The third is simply what buyers expect. A Boca primary bath gets specified with slab counters and frameless glass far more often than the same room in Little Havana. Same labor, different material invoice.

Line item cost breakdown for 2026

Each cell reads low / mid / high. Low means builder-grade materials in a straightforward layout. Mid is the range most of our clients land in. High covers luxury finishes, moved plumbing, or a primary suite.

What pushes Miami numbers up

Condo work. A large share of Miami-Dade bathrooms sit in buildings, and building rules cost money before a single tile gets set. Boards require a certificate of insurance naming the association, restricted work hours that cut productive days short, and scheduled riser shut-offs that have to be booked around other residents. Freight elevator reservations alone can add a day to demo.

Miami-Dade also holds the longest average inspection windows of the three counties. Budget for the calendar, not just the invoice.

What pushes Fort Lauderdale numbers

Broward tends to come in slightly under Miami on labor and permitting, which is why the middle column reads lowest across most lines. The variable here is age. In neighborhoods like Victoria Park, Croissant Park, and much of Hollywood, cast iron drain lines are common and often at the end of their service life.

We flag this during the walkthrough rather than after demo. If a scope calls for replacing a section of drain, add $1,500 to $4,000 depending on access. Homeowners comparing quotes for bathroom remodeling in Hollywood, FL should ask every bidder directly how they handle old plumbing, because a quote that stays silent on it isn't cheaper. It's just incomplete.

What pushes Boca Raton numbers

Two forces. Bathrooms are physically larger, so tile and waterproofing scale up fast. And finish expectations run higher, with porcelain slab, book-matched walls, and frameless enclosures showing up as the default rather than the upgrade.

HOA approval adds lead time in gated communities. Submitting a package with a contractor license, insurance, and a scope letter takes days at minimum. Build it into the schedule.

The costs people forget

  • Permits. Pulling one requires a licensed contractor. If a bidder suggests skipping it, understand what that means at resale, and what it means for your insurance claim if a shower pan fails two years later.
  • Waterproofing. In our humidity, this is not optional and not the place to save. Proper membrane behind tile is the difference between a bathroom that lasts fifteen years and one that grows mold behind the wall in three.
  • Ventilation. An undersized exhaust fan is the most common defect we find in South Florida bathrooms. Correct sizing runs a couple hundred dollars and prevents thousands in damage.

How to keep your budget where you want it

Keep the plumbing where it is. Moving a toilet drain more than a few feet on a slab means cutting concrete, and that single decision can swing a project by several thousand dollars.

Spend on what gets touched and what stays wet. Tile, waterproofing, and glass are permanent. A vanity is replaceable in a weekend.

Choose in-stock tile. Special orders sit in transit and stall a crew that's already mobilized.

Get the scope in writing line by line. A one-page quote with a single number tells you nothing about what happens when a wall comes open.

Getting a real number for your bathroom

Ranges are useful for planning and useless for deciding. The only accurate figure comes from someone standing in the room, looking at your layout, your access, and the age of what's behind the wall.

We've handled South Florida bathroom remodeling across all three counties for more than twenty years, licensed and insured under CGC-1533489, and we itemize every estimate so you can see exactly what you're paying for.
